Roof Warranties - Fact and Fiction

We routinely have potential customers inquire about the warranties that come with our metal roof materials, and we know that the topic comes up even more frequently in discussions of roof materials in general. But what exactly does a roof warranty get you?

Here's where we separate fact from fiction - this is what you need to know when it comes to any roof warranty:

  1. Roof material warranties are nearly always the most meaningless way of comparing the quality of various roofing options. The best way of determining the lifespan of a particular roofing material is to ask, "What happens with this type of material in my area?" Then take a good look around your neighborhood at the condition and approximate age of roofs there.

     
  2. Roof material warranties are written, first and foremost, as selling tools designed to paint a picture of a long, bright future while limiting the liability of the manufacturer. Think of it like this - that piece of paper won't keep your roof on, or keep rain out. At best, it can assist with some of the cost after the damage has been done. At worst, it won't do a thing for you.
     
  3. There are entire categories of roof materials that rarely (if ever) last as long as their warranty period. And conversely, there are roof materials that have almost indefinite lifespans when properly applied and can easily outlast their warranty periods.
     
  4. You get what you pay for. " And that applies no matter what your warranty promises.
