How to Know Whether to Replace or Upgrade your New Roof

Q. It's time for  a new roof. Do I have to put the same material (it's the original wood shake) or can I use something different?

This is a common question for those faced with the realization that they need a new roof. Some homeowners can be surprised to learn that you don't have to replace what you have now with the same material again. And in fact, replacing the roof is a prime opportunity to upgrade the entire home with something that will not only last longer and perform better, but improve the look of the house and add value too. Remember, though it can often be overlooked, the roof is a major architectural feature of any structure.

In this case, with wood shakes or shingles, there are several options. It's a lightweight roof covering, so you'll want to choose something similar in weight. Many wood roofs are installed over skip sheeting, so you can re-roof with something that will go over the existing roof, like metal roofing (available in coated steel shakes to emulate the look without the fire concerns), or you can remove the wood and probably (depending on local code), be required to install solid decking or plywood over the skip sheeting. Have another kind of roof? Here's a quick rundown on your replacement options if you have any of these existing roof materials:

  • Asphalt Composition - Without structural considerations, you can replace your existing comp shingles with another asphalt roof, upgrade to metal roofing, or consider clay, concrete or slate if you're willing to consider the structural requirements.
     
  • Concrete - Replace with another heavy concrete, or mimic the look with a lightweight metal tile or shake.
